Construction Management

Construction phase services involve consulting and advising the client during construction, as client representative. Services offered by our firm include the following:

  • Reviewing laboratory, shop and mill test reports on material and equipment.

  • Inspecting, managing and coordinating the work of contractors to achieve project costs, schedules and quality objectives.

  • Our firm will carry out weekly contractor meetings with written minutes.

  • Performing schedule, progress and cost control functions as needed.

  • Maintaining job diaries, drawing registers and other records to document the project development and evaluating change-order request and claims in the owner’s best interest.

  • Initiating notice to proceed for contractors, preparing and/or approving progress-payment requests. Performing final contract closeout in accordance with owner and bid specifications.

  • Maintaining progress-and-record photographs as part of progress and schedule controls, and to document potential claims, accidents or similar occurrences.

  • Evaluating progress of each contractor to manage the control of the project.

  • Enforcing job safety in all construction works, in accordance with contract stipulations, OSHA requirements and any other regulatory agency.

  • Developing information for “as built” drawings and maintaining a current set of working drawings at the field office, available for all contractors and showing all revisions and field changes.

  • Providing management-level reporting to the owner with quantitative description of project status.

  • DELIVERABLES: Daily Field Reports, Evaluation of Claims, Monthly Progress Reports, Evaluation of request for change orders, Weekly Meeting Minutes, Evaluation of submittals, Weekly Progress Reports, Evaluation of contractor payment certifications, Project Closeout Documentation, Evaluation of RFI’s.

Procurement &

Operations

Procurement and Operation Services include:

  • Preparing, organizing and distributing bidding documents including drawings, specifications, general scope of the works, summary schedules, fair-cost project estimates, bidding invitations, bid forms and breakdowns among others.

  • Assisting the client in soliciting and reviewing proposals from contractors, attending pre-bid conferences and bid openings to answer questions and clarify design and technical issues.

  • Evaluating proposed project costs for selection of the most cost-effective, reputable, knowledgeable and financially sound contractor as well as implementing value engineering techniques and preparing construction contract agreements are also among the tasks our company performs.

  • Permit Procurement: Our staff provides services for developing quick and successful permit acquisition strategies which will shorten the project length and increase its cost-effectiveness.

  • Our firm also offers project coordination services to assist the client in managing multiple independent subcontractors for every project, varying upon the project’s complexity. Services include but are not limited to scheduling meetings with the subcontractors, imparting instructions, scheduling subcontractor’s participation within the project and monitoring subcontractors to ensure compliance with schedules.
